How to Obtain your GRI

The Graduate REALTOR Institute will give you the competitive edge and confidence you need in your career. These six elite mandatory courses are taught by industry experts. To obtain your Graduate REALTOR Institute Designation from Kentucky you must complete seventy-two (72) hours of education within 5 years of starting the program. This time frame is on a rolling scale meaning courses after 5 years will expire and need to be retaken.

Forty-eight (48) hours of that education must be the six (6) Mandatory GRI courses, which are GRI 100, GRI 200, GRI 300, GRI 400, GRI 500, and GRI 600. To complete the remaining twenty-four (24) hours, specific GRI electives courses must be taken. The program does not have a specific order in which the courses need to be taken. Upon completion of the program, students will need to complete the GRI application, which can be found here. The GRI mandatory courses are available in classrooms throughout the state and webinars. You can find those dates by looking at the calendar or by going to the classroom/webinar catalog and searching for the GRI courses.

Each GRI mandatory course counts as eight (8) hours of GRI credit, eight (8) hours of broker elective credit, six (6) hours of CE credit (3 elective hrs and 3 law hrs), and PLE hours. GRI 100 also counts towards REALTORS NAR ethics requirement. The six (6) GRI mandatory courses also satisfy the full forty-eight (48) hours post-licensing requirement (each course varies in PLE mandatory and elective hours).

Taking the GRI electives, depending on what you take, could be double dipped with other benefits. Make sure you talk to KRI so they can help if you want to find electives with broker hours, CE or anything else.

NAR ethics requirement

PLE: 3 licensee compliance, 2 agency, and 3 electives

Course Description
Utilizing the REALTOR® Code of Ethics and Standards of Practice, the course examines your responsibilities to clients, to customers, to the public and to fellow real estate professionals. Procuring cause and the enforcement process in regards to arbitration and mediation when a violation occurs is discussed. The course also covers Pathways to Professionalism dealing with the public, property and your peers. Additionally, the course will incorporate the 2019 legislative and regulatory changes and forms.

Dennis Stilger
Dennis Stilger is a 1980 graduate of Purdue University with a BSIE and a 1983 graduate of the University of Kentucky Law School. He practiced law for 36 years in Kentucky and Indiana, concentrating in real estate litigation. He is a KREC certified instructor, mediator and arbitrator, and an instructor for the Kentucky REALTOR Institute, GLAR, and other various real estate boards around the state of Kentucky. He was the recipient of KRI’s Nat Sanders award in 2016 and 2021. When not teaching and mediating he has the privilege of being the part-time babysitter for his granddaughter.

Course Description
This course is designed to cover several areas of federal and state law applicable to real estate including agency, seller’s disclosure of property condition, fair housing, copyright, risk management and reduction tips, errors and omission insurance, RESPA and more.  Be prepared to listen, learn, and participate in this multi-beneficial course.

Cora Henderson
Cora Henderson is a partner at Pitt & Frank, which handles residential and commercial real estate closings, planning and zoning matters, contract disputes, 1031 transactions, wills and trusts, and more.  She received her law degree in 2005 from the University of Louisville Brandeis School of Law and her Bachelor of Science in Business Management from the University of Louisville in 2001. Cora has been admitted to practice law in the Commonwealth of Kentucky since 2005.  She is a board member of the Mortgage Bankers of Louisville, Greater Louisville Association of Realtors faculty member, and the 2019 recipient of the Nat Sanders Educator of the Year award. When she’s not working at the firm, Cora enjoys spending time with her husband and four children.

Kelly Human
Kelly Human is an Attorney with Pitt & Frank, a real estate law firm that handles residential and commercial transactions, and planning and zoning matters as well as contract disputes, 1031 exchanges, drafting of wills, trusts and more.  She received her Bachelor of Arts in Education from the University of Kentucky in 2001, and her juris doctorate from the University of Louisville Brandeis School of Law in 2005. She has been a member of the Kentucky Bar since 2005. She is a licensed Kentucky schoolteacher as well as an approved instructor with the Greater Louisville Association of Realtors and Kentucky REALTOR Institute. She enjoys sitting on the Advisory Council for Kosair Charities and working with the Leukemia & Lymphoma Society’s Man & Woman of the Year Campaign. When Kelly is not working at the Firm, she enjoys teaching and practicing yoga, reading and cheering on her three boys and husband, Josh.

Course Description
This course is designed to cover the essentials needed to create a Competitive Market Analysis (CMA) and its purpose, as well as key principles of valuation impacting these analyses, and terminology. With a clear understanding of appraisals and how they differ from CMAs, as well as the appraiser’s role. After taking this course, real estate professionals will be able to clearly and effectively prepare, present a superior CMA and address client concerns about pricing. Additionally, understand requirements to exercise due diligence when developing and reporting sales prices to a client, evaluate the appraisal report while be able to determine if the information reported is accurate and factual, but most importantly how to overcome certain challenges to protect both the agent and the client.

Larry Disney
Larry Disney retired February 1, 2017 after serving as the Kentucky Real Estate Appraisers Board for twenty years in the capacity of Complaint Investigator and Executive Director.  He is a Kentucky Certified General Real Property Appraiser, a Kentucky licensed Real Estate Broker, designated SRA member of the Appraisal Institute, designated IFAS member of the National Association of Independent Fee Appraisers, certified by the Appraiser Qualifications Board of The Appraisal Foundation as an instructor of the Uniform Standards of Professional Appraisal Practice (USPAP), and certified by the International Distance Education Certification Center as a Certified Distance Education Instructor (CDEI).                                                                   

Larry is a past President of the Association of Appraiser Regulatory Officials (AARO), having served two terms.  He has been a practicing real property appraiser since 1977, and since 1982 he has developed and instructed qualifying education and continuing education courses for real estate licensees and real property appraisers.  Since retiring he is continuing the education and consulting services as a part of the Disney Education and Consulting Group based in Lexington, Kentucky.

Course Description
Covering conventional, FHA, VA and adjustable-rate mortgages, and credit issues that arise in the loan application process, this course will broaden your client’s transaction possibilities. The course extends participants’ knowledge beyond the “typical” secondary money market loans. Included a recap of certain RESPA rules and regulations and information on tax implications of a residential sale or purchase.

Jeff Ratanapool
Jeff, Vice President of Strategic Growth and Corporate Development for Stockton Mortgage possesses extensive knowledge of the mortgage industry. While he has personally originated hundreds of millions in home loans over the years as a Certified Mortgage Banker, his knowledge of products, underwriting guidelines, sales, compliance, and service coupled with years of experience in leadership is what sets him apart. Jeff has not only facilitated the growth of the mortgage industry in Kentucky he has also successfully graduated thousands of Realtors over his years as Kentucky’s only GRI 300 instructor. Course Description
The contract is an essential legal document that all real estate agents must understand thoroughly.    This class will discuss the basics of contract formation including the three requirements of every valid contract.   It will go through each section of the standard contract with a special emphasis on areas that have created confusion or other issues in many real estate transactions.  In addition, this class covers extrinsic issues pertaining to the contract. It answers the questions: How do I represent an Estate in a real estate transaction? What if my clients are going through a divorce? How will my real property be taxed if I sell it? This class will give agents the skills to successfully navigate these difficult but common challenges. Finally, it will cover the rules of handling multiple offers.

Jennifer Fields
Jennifer Fields graduated from the University of Kentucky College of Law in 1996 after completing her B.S. in biology from Milligan College. After working with Kentucky’s Fish and Wildlife Department in Frankfort, Jennifer joined the firm in 2001. She focuses her practice on real estate transactions, real estate investors, foreclosure purchases, business formations and IRS section 1031 tax-deferred exchanges. Jennifer is a member of the Kentucky, Indiana and Louisville bar associations. She is also a member of the Kentucky Real Estate Investors Association. Jennifer grew up in Louisville and now lives in Prospect, Kentucky with her husband, Mitch, and their two children.

Course Description
